Surrounding Developments 

Proximity to the ORR, and expected industrial, commercial and office space development, apart from availability of large land parcels, is pushing growth in the residential property market in Bangalore north. Sai Prasanna elaborates.

Bangalore north has been touted as one of the most vibrant micromarkets in the city. The turning point for this region came about with the setting up of the international airport at Devanahalli. The Golden Quadrilateral project, which focused on improvements to national highways across the country, led to the upgradation of the NH-7 leading to Hyderabad, ensuring smooth travel outside the State.

However, the shift of the airport to the north, the availability of large land parcels in this yet largely undeveloped region led to the announcement of the Aerotropolis – airport city, a Business Park, Hardware Park and the ambitious Information Technology Investment Region (ITIR). The presence of hospitality, malls, international schools and retail spaces along with proximity to the Outer Ring Road (ORR) have led to many pockets in this region witnessing residential development, necessitating further upgradation of the civic infrastructure, fuelling growth here.

Connectivity impacting growth
The north Bangalore micromarket includes the stretch encompassing Hebbal, Yelahanka, Bellary Road and Devanahalli. Proximity to the airport, planned infrastructure such as the elevated expressway over Bellary Road, the planned Metro Rail extension etc have been the major growth drivers for residential development here. Also, the government is aggressively promoting this area for future economic activity, which is acting as the key drivers for residential development in this region.

Sanjay Chugh, Head – Residential Services (Chennai and Bangalore), Jones Lang LaSalle India, elaborates, “North Bangalore features prominently in the Comprehensive Development Plan and the Greater Bangalore Development Plan. There is a significant focus on infrastructure initiatives in this location. These infrastructure initiatives are planned well ahead of the commercial developments such as IT campuses and IT parks. It is definitely the city’s most promising IT/ITeS growth corridor, since it has huge land parcels held by prominent developers who are focusing on campus-style developments.”

Localities witnessing  residential development
According to Vestian Global’s latest report on the Bangalore real estate market, prominent residential localities in the north are Banaswadi, HRBR Layout, Hennur Road, Thanisandra Main Road, Bellary Road, Yelahanka, Kogilu, Chokkanahalli, Bagalur Road, Doddaballapur Road, Yelahanka New Township and Jakkur.

Hennur Road, Thanisandra Main Road and Bellary Road are emerging micro-markets in Bangalore north owing to their proximity to the ORR and the city center, better social infrastructure and availability of large land parcels. Bangalore north has also recorded the highest absorption of 5,170 residential units in the first half of 2013 and also recorded the highest average annual rental returns of up to seven percent.

Shrinivas Rao, CEO – Asia Pacific, Vestian Global Workplace Solutions, analyses, “Post the Union Budget 2013-14, this region has benefited from heightened investor interest and conducive Government initiatives as the proposed Mumbai-Bangalore Industrial Corridor shapes the growth trajectory in the State. Currently, the most active residential micro-markets of the city are the ORR-Sarjapur stretch, Whitefield and Bangalore north. Owing to the availability of large land parcels, the northern quadrant is also the ideal destination for most developers to develop new residential concepts such as villas, sky villas, duplex apartments and villaments etc. While the average annual price appreciation for this market in 2012-13 was in the range of 11-18 percent, it is anticipated to escalate further in the medium to long terms.”

Since most hospitality and retail majors are currently mapping the neighbourhoods for their future projects, the social infrastructure is poised to improve in the medium to long terms too. Luxury housing in demand

Vestian’s report indicates that the most prominent IT/ITeS hub in the ORR belt – the Hebbal-Sarjapur stretch – boasts a working population of close to 2.50 lakh IT professionals. Bangalore north and Mysore Road, home to IT/ITeS and aerospace companies, have 35,000 professionals working in these belts. This has led to increased demand for residential options in Bangalore north, especially high-end residential options.

Chugh points out, “The demand for high-end residential units remains high in the north Bangalore region. The projects located around Hebbal, Bellary Road and surrounding areas are in the luxury segment. Bangalore north is assured to be the city’s next economic centre. The current residential supply of villas and high-end housing options is over 7,300 units.”

Rao states, “The capital values for this market currently stand between Rs 4,800-9,000 per sqft for Grade A villas/row-houses and between Rs 3,800 and Rs 11,500 per sqft for Grade A apartments approximately and are projected to climb further with absorption of office space and completion of ongoing infrastructure projects.”
