SOUTH BANGALORE HOLDS POTENTIAL FOR INVESTORS

Many localities in this part of the city are emerging hotspots. Connectivity and commercial development are leading to increasing capital values. Sai Prasanna reports

South Bangalore is home to the some of the oldest residential localities such as Basavanagudi, Chamarajapet, and Jayanagar. Along with Jayanagar, the wellplanned residential layout comprising 10 blocks, this area has witnessed further residential extensions into J P Nagar, BTM Layout, Banashankari, Uttarahalli, Bellandur, HSR Layout, Electronics City, and Hosur Road. The settlement and proliferation of MNCs and IT companies in this belt, improved infrastructure with the Hosur Road grade expressway, planned connectivity through the Metro, and upcoming commercial and retail development, have made this region self-sufficient as well as a preferred residential hub.

IT-driven development

Naveen Nandwani, Director – South India, Cushman & Wakefield, elaborated on the gradual residential spread over the years in the region. “The evolution of south Bangalore as a residential destination dates back to 1970s when plotted developments by the Bangalore Development Authority (BDA) took place in Jayanagar. After the evolution of Bangalore as an IT destination, the 90s saw the development of Koramangala and Bannerghatta Road due to their proximity to the Central Business District (CBD), availability of land, strategic location between the major IT hubs of the city and presence of quality infrastructure”.

“Additionally, the government identified and established IT hubs in the peripheral locations of south and east Bangalore. Many IT firms moved to peripheral areas to save their real estate costs and set up their operations in the peripheral locations. Many large IT firms established sprawling campuses of their own. Thereafter, areas like J P Nagar came up as residential extensions to cater to the spillover demand from Jayanagar. BTM Layout developed as an extension to Koramanagala and Bannerghatta Road after 2000 owing to the availability of cheaper residential options”, he explains.

Residential options

Initially, residential development in each of these localities was characterised by independent houses, but with the advent of IT boom in the city and increasing land prices, apartment development started taking place. Therefore, south Bangalore established itself as one of the prominent residential markets with a plethora of organised residential developments.

Anshuman Magazine, Chairman & Managing Director, CBRE South Asia, says, “The emergence of IT hubs along the Outer Ring Road (ORR) and Electronics City have led to the expansion of south Bangalore into new areas and the development of Koramangala, Sarjapur Road, Bannerghatta Road, and Kanakapura Road into residential hotspots. These locations are doing well due to proximity to work areas while locations such as Banashankari and Electronics City offer affordable pricing options with social infrastructure keeping pace.”

According to Naveen, early prominent micro-markets such as Jayanagar, Koramangala, and Bannerghatta Road have been preferred localities over the past 10 years. New areas like J P Nagar and BTM Layout have been the next residential destinations as they serve as an extension to the old prime areas at comparatively lower prices and have proximity to IT hubs and the ORR, developed social infrastructure in terms of quality hospitals, numerous educational institutes and significant retail developments, good connectivity, and proximity to commercial hubs.

Preferred residential hub Some factors that have strengthened different localities in this region as a residential hub:

NICE Road: The establishment of the Bangalore Mysore Infrastructure Corridor-NICE Road which enhanced connectivity to Electronics City, Bannerghatta Road, Kanakapura Road, and Mysore Road.

Metro Rail: Metro Rail Phase I (under construction) till Puttenahalli planned to be operational by mid-2014. It is anticipated that the Metro will be extended till Anjanapura Township though the alignments are to be confirmed. With the upcoming Metro construction, J P Nagar and Banashankari continue to retain their attraction as residential destinations.

Bannerghatta Road: Earlier known for the presence of IIM,B and one of the first locations in Bangalore to house some of the most prominent MNCs, Bannerghatta Road has evolved into a residential destination and has witnessed a lot of growth. The stretch beyond IIM,B has evolved into a residential catchment owing to the growth of social infrastructure and due to the proximity to Electronics City viaNICE Road. Bannerghatta Road is also favoured owing to its proximity to Koramangala.

Amenities: Affordable land prices and availability of Cauvery water are the two major factors that have prompted major residential developers to establish their projects in the Kanakapura Road micromarket. It is a preferred destination by those employed in Electronics City and Bannerghatta Road. This location is also favoured by second home buyers.

Wide price band

A majority of residential options coming up in different locations of south Bangalore are primarily high and midrange residential apartments. A good chunk of the demand for residential units is driven by IT employees. There are high-end options, primarily in suburban areas of south Bangalore such as Koramangala and Bannerghatta Road.

“Kanakapura Road and Mysore Road are among the emerging localities and hold potential for upcoming residential developments. Residential activity on Kanakapura Road has increased recently, especially after the completion of the NICE Ring Road and start of the Metro construction work. This location has grown as an extension of Jayanagar, J P Nagar and Banashankari. Presently, this micro-market is dependent on Jayanagar and J P Nagar for its social infrastructure needs. Mysore Road again has seen some growth in residential development, primarily in the budget and mid-range categories. The residential activity here is anticipated to rise with the expected Metro Rail connectivity”, says Karun Varma, Managing Director – Bangalore and Kochi, Jones Lang LaSalle India These new locations also introduced the concept of apartment living in south Bangalore which for years was restricted to plotted development. “The practical ease of community living coupled with security of gated layouts is becoming a preferred option for many Bangaloreans. Capital values along the growth corridors of south Bangalore are expected to continue on an upward movement and are therefore an attractive proposition for investors in the long run. Capital values in Koramangala, Jayanagar and J P Nagar are already very high due to low availability. Bannerghatta Road and Sarjapur Road are the growth areas of south Bangalore that investors could look at”, says Magazine. According to Karun, stable infusion of fresh residential supply makes this region an apt destination for capital appreciation. “While Koramangala, JP Nagar remains a sought-after destination from a long-term perspective, Bannerghatta Road and Kanakapura Road
