Sobha Dream Acres – Surrounding Developments

Varthur is increasingly becoming the hot favourite of prospective home buyers in Bangalore because of its proximity to Whitefield, Outer Ring Road and several IT companies, writes Ruth Dsouza .

There is little doubt that most development in Bangalore is centred around IT hubs. Keeping that in mind, an important IT sector that continues to be in demand is Whitefield and its surrounding areas. In recent times, Varthur has been thrown open to development.

Situated approximately two km from a well-known mall, Varthur includes areas like Gunjur, Madhuranagar and Heggondanahalli. It can be approached from the CBD via old Airport Road and from south Bangalore via the four lane Varthur-Gunjur Road.

“Proximity to Whitefield and accessibility from Sarjapur Road, Outer Ring Road (ORR) has worked in Varthur’s favour, establishing it as a residential hub which is notable for a number of villa projects,” says Karun Varma, Managing Director, Bangalore and Kochi, Jones Lang LaSalle India.

When you are based in Varthur, you will be in close proximity to IT hubs like Whitefield, ORR and Sarjapur Road. The link road from ORR through Panathur will make the approach from Outer Ring Road easy. You will be strategically placed to make the most of residential as well as upcoming IT spaces.

The international airport will not be a tedious journey since you will have ample connectivity via Whitefield and Sarjapur. Good schools and shopping centres are close by.
Connectivity will be significantly improved with the upcoming metro terminal at Hope Farm which is around 5.6 km from Varthur.

A peripheral ring road is also in the pipeline for this area. This will cut right across Varthur and in the long run connect to the NICE road.

“Varthur has a large number of residential projects ranging from the mid-budget to premium housing. Add to this mix villa development and you know for sure that this is a micro-market that has arrived,” says Goutam Chakraborty, Director, Integrated Services, Colliers International.

Varthur has still retained its pristine green environment. It has one of the largest natural water bodies in Bangalore, and the areas surrounding it, like Halasahalli and Thippasandra, have vast green spaces. In terms of realty development, Karun says, “Varthur receives the spill-over residential demand from Whitefield and Outer Ring Road. Development is towards Varthur village.

Developers here hold large land parcels. Right now, it is pre-dominantly a residential destination which enjoys proximity to the two prominent IT destinations and the presence of international schools.

Infrastructure & price

In terms of the water table, Varthur has an excellent supply of water thanks to the lake it is home to. Electricity too is not much of an issue, especially with the development of the area being in full force.

Sanitation and drainage infrastructure will be taken up by the BBMP with the payment of betterment charges in each of the projects in the area. The issues of garbage disposal plaguing the rest of the City may probably come up here as well.

Goutam says that one of the advantages of newer micro-markets is their great social infrastructure.

Varthur is a short distance away from all that one would need for a comfortable life. With connectivity not being an issue, everything is a short distance away. He adds that in terms of potential, it has been observed from 2011 that there has been a larger absorption of commercial space in Whitefield opening up employment opportunities.

Naturally, it also spurs the demand for residential space and Varthur benefits immensely from this.
